Full project management for design, construction drawing development, contractor contracting, and brand coordination for the Residence Inn by Marriott at Playa Flamingo — later transformed into an Autograph Collection hotel by Marriott International. Includes all approvals by Marriott LATAM offices and LEED Silver Certification.
Site analysis and development plan for a 272-hectare coastal property. The program includes 4 beach hotel resorts, a Residents Sport Club, two Beach Clubs, an Equestrian Club, multiple restaurants and bars, 310 condominium units, and 250 single-family lots — one of the most comprehensive master planning engagements in Guanacaste.
270-hectare Pacific resort master plan (2011) located between Playa Matapalo and Playa Mojagua. The program includes 231 parcels, 195 single-family lots, 3 hotel sites, 10,702 linear meters of roads, 2 beach clubs, and an equestrian club. PDC delivered full master plan, land use planning, road network design, water and wastewater systems, environmental zoning, and beach club design.
As Director of Cost Estimating & Cost Control for Construction Management Services S.A. / Ecodesarrollo Papagayo, directed all development projects at Pénsula de Papagayo — including over 60 km of resort community roads and utilities infrastructure, the Golf Club House & Tennis Center at Papagayo, La Marina de Papagayo & Marina Village, and multiple beach clubs and resort condominiums.
Residential urban development with 113 lots across 65 hectares, including roads and full utilities infrastructure — followed by Segovia Heights (8 condominium towers, 53 residential units). Also includes the Tennis & Fitness Club and the Ocotal Beach Club. Developed under LCP International S.A., the predecessor firm to Papagayo Design Center.
Multi-phase resort residential community in Playas del Coco (2005–2008). The program includes 159 apartments and townhouses, Club Residences, and Segovia Heights condominiums. PDC delivered multi-phase master plan, residential architecture, site design, landscape architecture, and full infrastructure.
Master plan and urban development infrastructure design for a mixed touristic and residential condominium development in the Polo Turístico de Papagayo. The program includes a 102-room hotel, 87 residential condominium units, and 24 estate lots — with complete construction drawings for road infrastructure and utilities delivered by PDC.
