La Punta de Papagayo is a resort development inside the Polo Turístico de Papagayo — 102 hotel rooms, 87 condominiums and 24 estate lots.
Papagayo Design Center delivered the project across Site Analysis & Land Use, Master Plan & Urban Design, Infrastructure Construction Documents, and Permitting (CFIA · SETENA).
The plan carries three products on one site: a 102-room hotel, 87 condominium units and 24 estate lots. Each draws a different buyer, occupies a different footprint and places a different load on services, and the master plan sets how each one is placed, reached and serviced.
Estate lots at the low-density end and a hotel at the high-density end also move at different speeds, so the phasing and the infrastructure sizing have to anticipate a site that is built out over years rather than at once.
