Master Plan in Playa Matapalo

El Diamante is a 309-hectare Pacific resort in Playa Matapalo, Guanacaste, planned around 195 lots, three hotel sites, 10,702 linear metres of internal roads and two beach clubs.

Papagayo Design Center delivered the project across Site Analysis & Land Use, Master Plan & Urban Design, Infrastructure Construction Documents, and Permitting (CFIA · SETENA).

At 309 hectares, El Diamante is planned as a resort district rather than as a single development. The 195 lots, three hotel sites and two beach clubs are distributed across the property and tied together by 10,702 linear metres of internal road.

Road length on that scale is the backbone of the plan. Alignment sets the grade of every lot, the reach of the water, wastewater and drainage networks, and how much of the terrain has to be cut, which is why the road network is resolved alongside the lot layout rather than after it.

Papagayo Design Center delivered site analysis and land use, the master plan and urban design, infrastructure construction documents, and permitting through the CFIA and SETENA.
