What a Title Search Cannot Tell You
In Costa Rica, a clean title tells you who owns a property. It does not tell you whether the structure is safe, whether it was built with permits, whether the electrical system is functional, or whether there are drainage problems that flood the garage every rainy season.
Property inspection in Costa Rica is particularly important because: unpermitted construction is extremely common (many extensions, pools, and secondary structures are built without permits), construction quality is highly variable (without professional oversight, defects in framing, waterproofing, and MEP systems are routine), and tropical climate accelerates deterioration (moisture, insects, and UV exposure damage materials much faster than in temperate climates).
