Hospitality on the Guanacaste coast

The hospitality projects published here run from a twelve-key expansion of a ridge-top lodge to a 124-suite branded hotel and a beachfront club. They share a coastline and very little else. The guest count, the operator, the servicing load and the approval route differ in each case, and so does the work of getting them built.

The three projects on this page

Lagarta Lodge sits on a high bluff above Playa Nosara — an open-air, thatched-and-timber pavilion and stone-edged infinity pools at the rim of the ridge, with ocean-facing rooms stepping down toward the Pacific. The project was the lodge's north expansion: twelve new double-bedroom keys, roughly 1,100 m², on a 2018–2022 timeline, with the architecture kept deliberately quiet so the landscape leads. José Pablo Ortiz led the management of every phase during his years at PrendasLoria.

CocoBay Ocotal Beach Club is a beachfront recreation facility on Playa Ocotal, anchored by a bamboo-and-palapa clubhouse over a curved swimming pool, with a poolside dining pavilion, tennis courts, a fitness centre and guest suites set in landscaped grounds a short walk from the beach. Papagayo Design Center delivered site analysis and land use, master plan and urban design, infrastructure construction documents, and permitting through the CFIA and SETENA.

The Residence Inn Autograph Collection by Marriott at Playa Brasilito is a 124-suite hotel developed under full Marriott LATAM brand coordination. The delivered scope covered full project management, brand coordination, construction documents and the LEED certification work, which sat inside the project rather than being bolted on at the end. The renderings show a long, low building above a pool deck, a pergola walkway running the length of the poolside, and a facade built around exposed wood trusses.

What a hotel adds to the permitting route

Every project here passes the same two gates as any other building in Costa Rica: CFIA registration of the drawing set, and SETENA environmental review. Coastal siting adds a third consideration. Land within 200 metres of the high-tide line falls under the maritime zone law — the first 50 metres public and unbuildable, the next 150 held by concession rather than by title — so where a site sits relative to that line decides what is possible before any design work starts.

A branded hotel carries a second rulebook on top of the local one. Brand standards govern room layouts, finishes and back-of-house arrangements, and every drawing has to satisfy the operator and the authorities at once. An expansion to an existing lodge is a different job again: the new keys have to meet a building, a road and a landscape that are already there, and the ridge they sit on limits how much of either can move.

What a client should expect

Hospitality timelines here run four years and more from first drawing to opening. Expect the schedule to carry design coordination, permitting, bidding and construction supervision in sequence, and expect an operator or brand review to sit alongside the local approvals rather than after them. Design, engineering and construction are carried out by the project's architects, engineers and an independent general contractor; the role recorded on these pages is management across the lifecycle.
