Construction Technical Inspection + Quality Control + Project Completion & Turnover

During the construction phase of the project, we provide the construction technical inspection and supervision to ensure that the quality, scope of works, construction drawings, and technical specifications are being complied by the general contractor, trade contractors and suppliers.

 

We follow and comply with the requirements and documentation for Technical Inspections set by the Board of Engineers and Architects of Costa Rica (CFIA).

We provide a team of professionals in each construction specialty, as follows:

The activities normally performed by the construction technical inspection follows the Project Management Institute (PMI) recommended procedures:

1.    Scope Achievement & Change Control

  • Work progress tracking

  • Weekly construction coordination meeting participation with General Contractor and consultant site inspection team

  • Coordination meeting for construction drawings pending issues control

  • Change Order control

  • Management of integrated change control system

  • Coordination of consultant site inspectors and inspection report control

2.    Time Schedule Control

  • Coordination and attendance to weekly general contractor and subcontractors’ meetings

  • Contractor construction schedule progress control

  • Bi-Weekly progress report update and baseline tracking

  • Change order and time impact issues control

3.    Cost Control

  • Progress Payment review, evaluation, negotiation, approval and control

  • Change order request control and change order cost revision, negotiation and approval.

4.    Quality Control

  • Quality Assurance and Control

  • Coordination with the consultant site inspection and General Contractor regarding quality issues

  • Implementing an information management system, with procedures for construction drawing updates, request for change, change orders, request for information, submittals, and mock-ups

  • Coordination, meeting minutes’ preparation and distribution

  • Evaluate contractor performance

  • Project Labor Safety Program Evaluation

  • Project closeout procedures

  • Recommendations to apply penalties or bonuses to contractors.

  • Final Acceptance

  • Coordination with warranty/property manager and assistance with Owner during operational phase transition
