Purchasing and contract management is mastered thru various management techniques and strengthened with the experience of having worked with most of the major consultants, general contractors, subcontractor and material suppliers of the country, and many local small subcontractors, guaranteeing that invited participants are carefully selected based on past experiences, and that bid proposals are fair, complete in scope, and assuring that services offered are going to be delivered on time with the expected quality.

Our project management services, in the pre-construction phase, include the preparation of the bidding documents, either for private or public invitations, to general contractors, trade contractors, and specialty suppliers.

We invite selected contractors and suppliers, with proven reliability in quality, scope and completion on time.

We manage as owner’s representative, the bid process and the reception of offers, and we process the bid analysis and proposal comparison charts to analyze and compare each bid proposal, and recommend to the owners the best proposal, analyzing price, scope of works, schedule, and quality.

With the selected contractors, we negotiate the final contract conditions, and in conjunction with the owner’s lawyers, we wright the construction contract and pursue the final agreement and signature.

We have worked with different types of construction contracts, and have worked with the AIA Contract Documents (American Institute of Architects of U. S.) for the purchasing and contracting.  

The following are the main types of construction and supply contracts:

 
  • Stipulated Sum contracts (Fixed Price or Lump Sum)

  • Cost of Work plus a Fee contract, with or without a Guaranteed Maximum Price

  • Unit Price contracts (unit price x actual quantities surveyed)

  • Design-Builder contract for specialty trade contractors

  • Equipment fabrication & importation contracts

  • Material supply contracts

  • Vendor for FF&E (Furniture, Fixtures & Equipment)
