Two things change at Signature. The first is that a CFIA-licensed engineer or architect attends and signs — which is what turns a condition report into a document an insurer, a buyer or a court will read differently.

The second is the compliance tier: PDC stops handing you a calendar and starts working it. Municipal property tax filed and paid, impuesto solidario calculated against Hacienda’s methodology by PDC’s own architect, the ASADA account kept current, the ZMT canon paid and the concession renewal calendared twenty-four months ahead. What still needs your signature — the RTBF declaration, anything requiring firma digital — is prepared, requested and chased on a fixed cadence.

What Every Tier Includes

The floor the whole programme stands on

  • All eight categories scored on site, on the tablet, on every visit
  • Twelve to twenty fixed photo stations shot from the same frame every time
  • Year-over-year trend against every prior visit
  • Every finding photographed, located on the site plan, and given a severity and a cost band
  • A four-hour P1 notice, by phone from the property, whatever the tier
  • The independence rule in the subscription agreement — inspector pay is never tied to what is found
  • The record kept for the life of the subscription plus five years

What Signature Does Not Do

Stated plainly, so nobody buys the wrong tier

  • No named account manager and no managed maintenance budget — that is Estate
  • Filing that legally requires a contador público (Form 102, monthly IVA) is assembled by PDC and filed by an accountant
  • Anything needing firma digital cannot be filed by PDC at all — it is prepared and chased, and you sign
  • Five visits and above are Estate; four is the Signature ceiling
When the visits happen
Signature uses all four season windows — pre-rains, peak rain, dry season and mid-season — plus a storm protocol: on site within forty-eight hours of roads reopening after an IMN aviso for the Pacífico Norte, a named system tracking within 200 km, or more than 150 mm of rain in twenty-four hours at the nearest station. Report turnaround is five business days from the moment the inspector leaves the property. A P1 finding — life safety, active ingress, structural movement — never waits for the report: you get a phone call from the property and written notice inside four hours, at this and every tier.

Who Buys This Tier

Owners of properties above roughly $1.5M, properties inside the zona marítimo terrestre, and any owner whose corporate and tax obligations have been drifting. If you do not know whether your RTBF filing is current, this is the tier.

Access is what the subscription actually buys

What you buy is 4 scheduled attempts inside named season windows, with access the responsibility of the owner or the property manager. An attempt where the house is occupied or access is refused is logged, photographed from the gate, and counts as the visit. Six visits a year is the practical ceiling on any coastal property that also gets rented or lived in — which is why these tiers differ by capability rather than by frequency.

Why It Matters

The obligations that fall due while you are abroad are the ones that get expensive quietly. A lapsed concession is not recovered by paying late, and RTBF carries the harshest fines of the set.
