The step from Essential to Premium is the step from what an inspector can see to what an inspector can measure. A thermal imager finds water behind a wall before it stains it; a pinless moisture meter tells you whether last season’s ingress ever dried. Neither is visible to the eye, and both are cheap to act on early.
The second half of the step is that findings stop being your problem to solve from abroad. PDC coordinates the vendors, holds them to the scope, and photographs the closed work from the same fixed station on the next visit.

What you buy is 3 scheduled attempts inside named season windows, with access the responsibility of the owner or the property manager. An attempt where the house is occupied or access is refused is logged, photographed from the gate, and counts as the visit. Six visits a year is the practical ceiling on any coastal property that also gets rented or lived in — which is why these tiers differ by capability rather than by frequency.
