At Estate the programme stops being a series of visits and becomes a managed relationship. One named person holds your property: the calendar, the vendors, the compliance file, the capital plan and the budget. You have one number to call and one person who already knows the answer.
The managed maintenance budget is the other half. Rather than approving work finding by finding from abroad, an annual programme is agreed against the capital plan, drawn down through the year, and reconciled — with the independence rule still in force, so that PDC bidding on its own findings remains optional, disclosed, and benchmarked against an unaffiliated contractor above $2,500.

What you buy is 6 scheduled attempts inside named season windows, with access the responsibility of the owner or the property manager. An attempt where the house is occupied or access is refused is logged, photographed from the gate, and counts as the visit. Six visits a year is the practical ceiling on any coastal property that also gets rented or lived in — which is why these tiers differ by capability rather than by frequency.
