Essential is for the owner who wants to know the true condition of the property and wants it written down the same way every year. It is a visual and instrumented-by-eye assessment, issued as an informe de inspección, and it does not carry a licensed professional to site on every visit — that is what Signature adds.

What it does carry is the thing that compounds: the same eight categories, the same fixed photo stations, the same scoring standard, year after year. Two years of Essential is worth more than one expensive one-off inspection.

What This Tier Adds

What Every Tier Includes

What Essential Does Not Do

Stated plainly, so nobody buys the wrong tier

  • No moisture meter or thermal imaging — that starts at Premium
  • No water quality or pressure testing
  • No vendor coordination: you receive the findings and engage whoever you choose
  • No CFIA-licensed professional on site as a matter of course, and no filing done on your behalf
  • No storm-triggered visit and no five-year capital plan
When the visits happen
Essential is scheduled into Window A (15 March – 30 April, before the rains) and Window B (15 September – 31 October, at their peak). Those two catch the most that two visits can. Report turnaround is seven business days from the moment the inspector leaves the property. A P1 finding — life safety, active ingress, structural movement — never waits for the report: you get a phone call from the property and written notice inside four hours, at this and every tier.

Who Buys This Tier

Owners who visit once or twice a year, keep a light rental calendar, and want a defensible record without a retained service around it. It is also the right place to start if you are not yet sure how much the property actually needs — the Year 0 baseline usually answers that question.

Access is what the subscription actually buys

What you buy is 2 scheduled attempts inside named season windows, with access the responsibility of the owner or the property manager. An attempt where the house is occupied or access is refused is logged, photographed from the gate, and counts as the visit. Six visits a year is the practical ceiling on any coastal property that also gets rented or lived in — which is why these tiers differ by capability rather than by frequency.
