Papagayo Design Center delivered the project across Site Analysis & Land Use, Master Plan & Urban Design, Infrastructure Construction Documents, and Permitting (CFIA · SETENA).
The community is planned in two parts. Coco Bay Estates is the horizontal condominium — 113 individually titled residential lots laid out across the site, and the one the master plan illustration shows. Segovia Heights is the vertical condominium, a group of apartment towers on the same property. Between them the community holds 159 apartments and townhouses alongside the lots, plus a beach club and tennis facilities.
Sixty-five hectares released in phases changes how the infrastructure is planned. Roads, potable water, wastewater and electrical distribution are sized for the finished community and then built out as each phase is released, so the early phases carry capacity the later ones will need.
Papagayo Design Center delivered site analysis and land use, master plan and urban design, infrastructure construction documents, and permitting through the CFIA and SETENA.
